Palm Springs Vacation Rental Permit - Monthly Report - August 2026

Palm Springs vacation rental permit density, the 20% cap, estimated permits available, and waitlisted permit requests for August 2026.

Data as of August 13, 2026 Published August 19, 2026
45 of 52 Neighborhoods without a permit waitlist
7 Neighborhoods with a permit waitlist
2,600 Registered permits
98 Waitlisted permit requests

Snapshot overview

The City snapshot dated August 13, 2026 reported on 52 recognized neighborhoods and 14 additional reporting areas. It listed 2,600 registered vacation rental permits and 98 waitlisted permit requests across 7 neighborhoods.

4 neighborhoods were at or above the 20% cap in the published density figures. A neighborhood below 20% can still have a permit waitlist, so the City’s published waitlist determines the status shown here.

What stood out

  • Racquet Club Estates had both the highest neighborhood density at 32.22% and the largest published permit waitlist, with 35 requests.
  • The immediately preceding calendar month is not loaded, so this report does not calculate a month-over-month change.
  • Gene Autry and Movie Colony East illustrate why calculated availability should not be read without the published waitlist.

For property research: use these figures as a screening tool, then confirm current eligibility, waitlist status, and property-specific requirements with the City.

MoM and YTD: changes in published density, shown in percentage points. MoM uses the immediately preceding month. YTD uses the prior December when it is loaded, otherwise the first earlier snapshot in the year. Changes can reflect revised residential-unit totals as well as permit activity. “—” means a required field or comparison snapshot is unavailable.

* Gene Autry and Movie Colony East show positive calculated availability, but the City reports an active permit waitlist. The waitlist therefore controls the status.

How to read this

Estimated permits available, not an official determination

Available permits are estimated as floor(total residential units × 20%) − registered permits − co-owned units − pending applications. Negative results display as zero. When the City reports a permit waitlist despite positive calculated availability, the waitlist controls the status.

The number of permits estimated to be available can change between updates. Confirm eligibility directly with the City before making an investment or submitting an application.
