The year in one view

Between the January and December snapshots, registered vacation rental permits decreased from 2,812 to 2,756, a decline of 56. Waitlisted permit requests fell from 121 to 118, a decline of 3, while 10 neighborhoods had a permit waitlist in both snapshots.

Racquet Club Estates remained the highest-density neighborhood in the closing snapshot at 38.73%. Its density declined 1.87 percentage points from January, but its waitlisted permit request count grew by 7. That divergence is why the report keeps density and waitlisted permit requests separate.

Coverage matters

The chart includes monthly points through May and resumes with the December snapshot. It should be read as an opening-to-closing comparison with partial in-year coverage, not as a continuous account of every month in 2024.

Some availability figures are unavailable. A snapshot that omits co-owned housing units cannot support the availability calculation. Its published density, registered permits, and reported waitlists remain visible; missing fields are not treated as zero.

The annual report compares published monthly snapshots rather than reconstructing missing values. Density changes are shown in percentage points. Available is estimated as floor(total residential units × 20%) − registered permits − co-owned units − pending applications.

Changes in the City’s neighborhood definitions, unit totals, or reporting method can affect comparisons. Any known break is called out beside the chart and should be considered before drawing conclusions.
